Damage Deposits
The equivalent of one month's rent will be retained as a damage deposit on all suites.
References
All prospective tenants must be able to provide at least two references from a job or previous landlord (or guarantee from a parent) in order to be considered.
Utilities
Tenants are responsible for a proportionate share of water and power utilities depending on the number of occupants in each suite. (Natural gas charges - i.e., heating - will always be split half and half between the units.) For example, if one unit is rented out to two occupants and the other to one, this means that the water and power utilities are subject to a two-thirds to one-third split.
Water, power, and gas utility accounts are held by the landlord. Telephone and cable TV must be arranged by the tenant.
